One matter required an appeal after the county left the value unchanged. The other was resolved through a multi-property settlement.

The BOR kept the value at $223,500. The BTA reduced it to $171,000.

This was a single-family property with two recent sales. The Hamilton County Board of Revision left the auditor’s value unchanged. On appeal, the Ohio Board of Tax Appeals used the sale closest to the tax lien date and ordered a value of $171,000.

A 46-property portfolio was resolved through a BTA settlement.

The settlement set a specific fair market value for each of 46 properties and ended the appeals. The agreed values reduced the portfolio’s combined value by $914,800 from the BOR/current total.

A note about results

Not every property should be appealed.

Some cases have a strong recent sale. Others depend on condition, income, an appraisal, or another valuation issue. And sometimes the county value is reasonable.
