What may matter
The right evidence depends on the property. A recent sale may be enough in one case. Another property may need income information, condition evidence, or an appraisal.
We look at the actual transaction, how it was structured, whether multiple parcels were involved, and whether the reported price is reliable evidence of value.
For income-producing properties, rent, vacancy, expenses, and capitalization rates may all matter.
Some cases are stronger with an independent appraisal or expert testimony. We will tell you when we think that is worth considering.
Occupancy, deferred maintenance, layout problems, use restrictions, and other facts may not be reflected in the county’s mass appraisal.
