ARCADIA 2.0 — PRIVATE PREVIEW Live property lookup and secure review submission are enabled in this preview.

How it works

You give us the property. We handle the appeal process.

Most clients do not want to learn Board of Revision procedure, filing requirements, or hearing preparation. That is our job.

WHAT YOU SHOULD EXPECTWe keep you informed without making you manage the case.

We will ask for documents or information when we need them and explain any decision you need to make.

01

Free review

We start by looking at the property.

We review the county value, recent sale history, and the reason you think the value may be too high. If we need more information, we will ask for it.

If it looks worth filing

We gather the documents that support the case.

That may include the deed, conveyance information, photos, closing documents, an appraisal, or other evidence depending on the property.

03

Prepare & file

We prepare the county filing and hearing materials.

Arcadia handles the complaint preparation and supporting evidence and coordinates legal services when they are needed.

Hearing & decision

We stay on it through the county decision.

We track the hearing and decision, calculate the result, and let you know what happened and what comes next.

Fees

No reduction, no Arcadia contingent fee.

Our standard fee is 50% of the first year of tax savings, with a $300 minimum per property. If the county does not reduce the value, there is no Arcadia contingent fee.

Some cases may need an appraisal, legal services, or a further appeal after the county decision. If that happens, we explain the cost and get your approval before the work is done.

After the county decides

We explain the result and what happens next.

When the decision comes in, we review the new value and calculate the resulting tax savings.

If you want to appeal further to the Ohio Board of Tax Appeals, that is a separate step and may require a separate agreement.

YOU SHOULD ALWAYS KNOW
  • What value we are asking for
  • What evidence supports it
  • What the fee will be if the appeal succeeds
  • Whether any separate appraisal or legal cost is expected
  • What happens after the county decision
